from a year ago.
•The median sale price for single-family detached home sales in June climbed to $181,000, the highest monthly median sales price since Aug. 2009.
•Pending home sales for single-family detached homes in the Greater Albuquerque market areas are up 7.52 percent from the previous month.

Google does everything now. Its official. Google has been improving the usability of real estate information in its Google Maps function. Google is also inviting real estate practitioners to list homes on Google Maps.

Users can now select the “real estate” option from the “more” button on the top right of any Google Map. They’ll automatically see balloons on the maps of listings, as well as a pop-up real estate refinement panel on the left. From there, they can refine what they are searching for by checking the boxes for renting or buying, apartment or house, as well as price range, square footage, numbers of bedrooms and bathrooms, and foreclosure listings.

• March saw signficant increases in single-family detached home sales, up 36.34 percent from March 2009 and up 66.84 percent from the previous month.

• There were 1,077 Pending sales for single-family detached homes in March 2010, rising 43.98 percent from the previous year and up 38.25 percent from the previous month. This is the highest
number of Pending sales for single-family homes since June 2007.

Its time for spring cleaning! I pulled some weeds this weekend at my residence on the west side of Albuquerque. "Moon Dust" as its called is the fine dirt that settles over the rock landscape allowing seeds to grow on top of the weed screen in my front yard. I bought a gallon of weed killer this weekend at Lowes and I cant wait to lay it down on my weed problem! Spring cleaning in Albuquerque should consist of peeling your frozen green chile and making one last pot of stew to enjoy while the wind sand blasts your house. I love Spring in Albuquerque.

Lawn care

Want the greenest lawn on the block? Well, start now or forever hold your peace with a less-than-lush lawn.

Between now and May, after grass is well-established, give the lawn a light raking before fertilizing.

Choose a spring fertilizer that contains moss killer if moss is a problem.

You can now overseed your lawn (using about one pound per 300 square feet) to help fill in bald patches and fight the return of weeds and moss.

If your lawn has begun growing in earnest, you can also aerate it now, making it more absorbent and reducing summer water needs.

Start cranking up your mowing schedule and put those grass clippings to work! Adjust your mower to cut only 1/3 the length of its blades, then leave the clippings on the lawn. They'll feed the growing grass much-needed nitrogen as they break down.

Make sure newly sown grass is getting enough moisture.

As the market changes realtors are looking for a way to meet the demands of today's buyer. Open houses are over rated and cold calling is dead. As a way to reach out to potential homebuyers, myself and my team have come up with a plan to both inform buyers and provide them with the necessary tools they need to buy their first home. This all sparks from the homebuyer stimulus plan that was activated and then extended last year through April. With the first time homebuyer tax credit in place its our job as realtors to reach out to the public and guide fence sitters toward homeownership and a hefty tax credit. Our first attempt at holding a FREE homebuyer seminar was a success! The turnout was more than we expected and we were delighted to meet the demand. So much so that a second seminar was scheduled a couple of days later and now a third to be held Wednesday, February 24th at 6pm. The average interest rate for a 30-year mortgage dropped to a record low of 4.71 percent this week.This week's average rate of 4.71 percent, released Thursday by Freddie Mac, is the lowest since the mortgage finance company began tracking the data in 1971. The previous record of 4.78 percent was set during the week ending April 30 and matched last week. For comparison, rates on 30-year mortgages in 2008 generally ranged from 6 percent to 7 percent. In 2003, widely recognized as a great year for mortgage rates, the range was 5 percent to 6 percent.

Short Sales Guidelines

The U.S. Treasury Department announced new guidelines this week designed to make short sales go more smoothly. To qualify under these new guidelines: The property must be the home owner’s principal residence.

The home owner must be delinquent on the mortgage or close to defaulting.

The loan must have been made before Jan. 1, 2009, and be for less than $729,750.

The borrowers’ total monthly mortgage payment must exceed 31 percent of their before-tax income.
Under the plan, borrowers will receive $1,500 from the government for selling homes for less than the amount of their mortgages. Mortgage-servicing companies will get $1,000 for each completed short sale. Second-mortgage holders can receive up to $3,000 of the sales proceeds in exchange for releasing their liens. Investors who hold the first mortgage can collect up to $1,000 from the government for allowing the payments.Borrowers who complete a short sale under the program must be "fully released" from future liability for the debt, according to the guidelines.

Housing at Its Most Affordable in Years

One piece of good news coming out of the Great Recession is the increasing affordability of housing.

The typical U.S. family earning the nation’s median income of $64,000 a year could afford to buy 70.1 percent of all homes sold in the United States during the third quarter, according to a report from the National Association of Home Builders and Wells Fargo. The report relied on the government standard of spending no more than 28 percent on housing. In the same quarter of 2008, only 56.1 percent qualified.

What does this mean to Albuquerque? Our market never gets too high or too low. We have a 9 month supply of re-sale homes on the market. Once the banks start lending money to builders and developers we will see a rise in new homes coming online. Until then there are about 6 listings for every buyer in the metro area according to the Greater Albuquerque Association of Realtors.

The home buying process can have plenty of twists and turns, and that's perfectly normal. But no need to fear. Simply by understanding the process, you'll be able to handle anything that comes your way!

1. Get pre-qualified with me for a loan
2. Find your dream home
3. Make an offer
4. Get a home inspection:
•Termites - signs of termites in the home or foundation.

-Plumbing - checks for leaks, dripping faucets, toilet tank leaks, etc..
•Electrical - up to code? Checks that all light switches and wall sockets are working properly
•Exterior - settling cracks, paint peeling
•Interior - signs of leaks in walls or ceilings, structure and general condition
•The Roof - checks for leaks or damage
•Windows- good condition and sealed
•Insulation - up to code?
•Appliances - checks that they work along with heating and air conditioning units
•Radon Gas - an odorless and colorless gas that is sometimes found in the earth's rock and soil
•Lead-Based Paint - some older homes may still have lead-based paint that can be hazardous if ingested
•Asbestos - homes built in the early 1970s and before often had asbestos tile floors and asbestos ceiling tiles. This substance poses a health risk and must be removed
5. Close the deal at the title company
6. Move in!

Home Buyer Tax Credit Update

The Worker, Homeownership, and Business Assistance Act of 2009 has extended the tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence. It also authorized a tax credit of up to $6,500 for qualified repeat home buyers.

October 2009 is the 2nd highest sales month for this year!

With just under 5,000 detached homes on the market, October boasted 731 sales for the month making it the 2nd highest sales month for this year and the 3rd highest sales month since September 2007! The average sales price for a detached single family residence in the Albuquerque Metro area fell to just under $210,000 from $213,000 the previous month. The inventory is still out there with an 8.5 month supply of available homes. An average absorbtion rate is a six month supply making this a buyers market. Homes priced from $160k-$180k led the way with 123 sales in October making it the hottest selling price range. Senate Clears Homebuyer Tax Credit Extension to Pass

Great news to stimulate the housing economy!
For the first time, the legislation cleared last night makes move-up buyers as well as first-time buyers would be eligible for a credit. The $8,000 maximum first-timer credit will continue and will now available to couples with income up to $225,000, a nearly $55,000 increase above the level in existing law. A new $6,500 maximum credit would also be available to move-up homeowners who have lived in their current residence for five of the prior eight years.
