Make Them an Offer They Can't Refuse!


When you find the house of your dreams, it will almost always come with one of the following sellers attached:
  • The moving seller: Sellers in the midst of purchasing and moving into a new home may want to close the sale of their old house quickly.
  • The burned seller: A seller who was stiffed by a previous buyer who sounded committed and then abandoned the deal may need to trust that this sale will truly close.
  • The busy seller: These sellers may love the relief of letting their home go "as is," freeing them from worries over inspections and repairs.
  • The sentimental seller: People relinquishing a longtime family home often want assurance that the new owners will treasure it as they had.
A skilled agent knows how to approach each of these types of sellers.  Hire a skilled negotiator.  Get pre-approved for a mortgage.  This will ensure your offer will not fall through. Its your Agent's job to learn everything he can about the seller.  Along with negotiating skills, this will make all the difference.  Make concessions up front.  You don't have to ask the seller to pay for closing costs, appraisal and inspections like everyone else!  If there has been action on the house you want, a great way to stand out from other buyers is to write a love letter to the sellers!  It's funny how well this works!  Finally, get an agent who is not scared to present your offer in person.  So often face-to-face business makes the difference in this world of email and faxes.
