With just under 5,000 detached homes on the market, October boasted 731 sales for the month making it the 2nd highest sales month for this year and the 3rd highest sales month since September 2007! The average sales price for a detached single family residence in the Albuquerque Metro area fell to just under $210,000 from $213,000 the previous month. The inventory is still out there with an 8.5 month supply of available homes. An average absorbtion rate is a six month supply making this a buyers market. Homes priced from $160k-$180k led the way with 123 sales in October making it the hottest selling price range.
